1. The Foreign National DSCR Loan

Qualification is based on the property’s rental income, not the borrower’s personal income in Europe.
LTV: Up to 75% for purchases; 70% for cash-out refinancing.
Credit: No US credit score required (we use international credit reports or bank reference letters).
Terms: 30-Year Fixed (No balloon payments).
Closing: Clients sign via a Notary in their home country.

2. US Fix & Flip / Bridge Financing

Short-term capital for renovation and resale.
Leverage: Up to 75% LTC (Loan to Cost) and 100% of renovation costs.
Speed: Closing in as little as 14–21 days.
Experience: Previous flip experience is preferred but not always required for high-net-worth investors.

3. The US Investment Fund (Equity)

For clients who want USD exposure and high yields without the hassle of direct property management.
Target Assets: Multi-family, mixed-use and distressed residential portfolios in high-growth US Sun Belt and Midwest states.

Partner Registration and Discovery Call

Apply by completing the form, we’ll then arrange a discovery call to align with your business objectives and get you onboarded.

Approval and Signing of the Partner referral agreement.

Once you are approved and we have signed the agreement, we will provide details of our products and process your clients.

Closing and Commissions

Once a deal has completed we will forward your payments within 7 business days of a successful loan closing or capital call.
